Consult
First conversation and site walk
What happens
We meet on site or by phone, review drawings or a scope narrative, and confirm budget range, target dates and constraints such as occupied areas or landlord rules.
Your role: Share drawings, the lease or work letter if one applies, and your key dates.
What you receive
Estimate
Proposal and baseline schedule
What happens
We gather subcontractor and supplier pricing, level the bids and build a line-item estimate. Value engineering options are priced where they can save cost or time.
Your role: Review the options with your design team and confirm the scope you want to build.
What you receive
Mobilize
Permits, buyout and procurement
What happens
After contract, we obtain permits, award subcontracts, release long-lead orders and plan site logistics so work starts in sequence.
Your role: Attend the kickoff meeting and confirm decision-makers and approval routes.
What you receive
Build
Construction and reporting
What happens
Our superintendent runs the site daily while the project lead manages schedule, budget and communication with you and your design team.
Your role: Make the decisions flagged in the look-ahead and approve any changes in writing.
What you receive
Close out
Inspections and handover
What happens
We complete punch items, coordinate final inspections and assemble the documentation you need to operate and maintain the space.
Your role: Walk the space with us for the final punch list and accept the handover.
What you receive
Every stage ends with something you can hold us to: a document, a date or a decision.
