Office construction and tenant improvements

Corporate interiors, spec suites and full-floor fit-outs delivered against your lease commencement date and your landlord's building rules.

Office corridor with glass-partition meeting rooms after a tenant build-out

Office space built around your lease date.

Office projects are measured against lease dates and building rules. Rent starts, a lease commences or a team needs to move in. Carlson Construction plans every office project backward from that date and coordinates early with the landlord, property manager and building engineer.

In occupied buildings, we plan around neighboring tenants with after-hours work, protected paths of travel and noise and dust controls agreed in advance with building management.

Office construction questions.

More answers in our FAQs

Can you build out a suite while the rest of the building is occupied?

Yes. We schedule noisy and disruptive work outside business hours, protect common areas and paths of travel, and agree on dust, noise and access controls with building management before mobilizing.

Do you work within our landlord's work letter and building rules?

Yes. We review the work letter, building standards and contractor rules before pricing, and coordinate approvals, insurance and access with the property manager throughout the project.

How long does an office build-out take?

Duration depends on size, permitting and long-lead items such as HVAC equipment or glass partitions. We provide a schedule with your proposal and flag any long-lead items that could affect your move-in date.

Ready to talk through your project?

Share the basics and a project lead will follow up within one business day to schedule a site walk.
